Extractor Fan Installation – More Important Than You Think
Steamed-up mirrors and musty smells might be annoying, but poor bathroom ventilation can also lead to mould, rot, and long-term damage to your property. If you’re upgrading your bathroom, don’t skip the extractor fan. As your local certified electricians in Bristol, Burridge Electrical can install safe, effective fans that comply with UK building regs.
What Does Building Regs Say?
Approved Document F of Building Regulations requires all new or renovated bathrooms to have “adequate means of ventilation.” This typically means:
- A fan with at least 15 litres per second extraction
- It must vent to the outside (not just the loft!)
- Humidity control or timers are often required
This isn’t optional — it’s a legal requirement in most upgrades. That’s why proper bathroom electrical installation matters.
Popular Bathroom Fan Options
- Humidistat fans – automatically switch on when moisture is detected
- Low-voltage (SELV) fans – ideal for installations close to showers or baths
- Timer-controlled fans – stay on for a set period after lights are turned off
Our team helps you choose the right option for your layout, usage, and safety zones.
Bathroom Zones & Fan Safety
Bathrooms are divided into “zones” based on how close they are to water. In Zones 1 and 2 (close to baths or showers), low-voltage extractor fans or IP-rated units are required. Never install a fan yourself unless you’re Part P qualified — it can risk electrical safety and void insurance.
Typical Installation Costs in Bristol
Fan installs start from around £150–£250, depending on wiring access and if a new circuit or fuse board upgrade is needed for RCD protection.
